Buildium is the backbone of our company. We use a cloud-based program so our team can access key information about your property in the field or in the office.

Changing Property Managers

Sometimes your current property manager isn’t a good fit. Maybe they can’t delivery the service they promised or maybe your personalities and communication style are not a match. For whatever reason you are looking to change here are some important things to keep in mind.

When leasing a property more access means more leads. Rently boxes allow potential residents to view the property after 5PM 7 days a week. Most management companies are during this timeframe, but that is when a lot of renters are able to schedule showings. Rently is a self showing tool that is secure and loved by landlords and residents.

Steelhead Property Management has invested in high quality bold marketing signs to professionally market your property. Our signs have a QR and text message code that prospects can use 24/7 to find out everything they need to know about your property.

With the high volume of rentals in the Salem Market it can be hard to set yourself apart from the competition. Steelhead includes walkthrough video tours of all of our properties, this allows renters abroad and out of state to gain confidence in your property while trying to make their decision.

Two things drive interest in your property, price and photos. More exposure means shorter vacancy and money saved. Steelhead uses professional camera equipment including 360 degree cameras and drones to truly capture the home. You won’t see cut off rooms or distorted photos. We believe professional management means professional photography.

FAQ

This is largely dependent on the market and season. Steelhead aims to price properties to rent in 3-weeks or less. But, as the owner you control the list price , if you are holding out for a price that is above market then you will be on the market longer and may not get it. Our leasing agents want to get the property rented just as much as you, and they will check-in every Monday with a traffic update.

Our leasing fee will cover everything that we have discussed on this page. Occasionally owners will ask that we post ads or promotional material on local college pages or community centers. We encourage owners to post our ads on these if they have access but for Steelhead employees to do so we would charge additional advertising costs.

If you are living in the property or it is otherwise occupied then we will not require use of Rently. If your property is vacant we will require use of Rently as a requirement. If your home is renting for $2000/mo and that increased exposure rents your property a week quicker then you just saved $500

We have a legal obligation to work in our clients best financial interest, and statistics show that Rently is in your best interest
