Our agreement is month to month. if aren't fully satisfied working with us, let us fix it, or fire us

If we can't find a quality tenant for your home in 30 days or less, you pay no re-lease fee!

We stand behind our screening process and tenants. If a tenant breaks a lease, we cover the re-lease cost

If you allow pets we guarantee there will be no damage from a pet we approve. if there damage we cover up to $1,500 over deposit

Tenant Screening

We only place highly qualified tenants, which is why every application we receive undergoes careful screening, with background and financial checks designed to keep you protected.

Property Inspections

We complete monthly drive by inspections and semi annual tenant and preventative maintenance inspections on all of our properties. These visits allow us to check that all is going well in your home and identify potential problems with tenants and potential maintenance concerns.

Maintenance

Rest easy knowing your property is in the best hands. We review incoming maintenance requests, coordinate all repairs and make certain completed work meets our strict standards. You will receive before and after photos/ videos of each repair.

Financial Reporting

We carefully document all income and expenses for your rental and we generate monthly statements for your review. Sign into your account portal at any time to view the latest reports.

Property Marketing

We are expert marketers using the latest and greatest technology including 360 degree property tours and drone imaging. We offer property tours 7 days a week and secure self showings for qualified applicants. We work quickly so you don't miss a great tenant.

Rent Collection

Get your rental payments in on time each month with our accounting team working on your behalf. We handle all invoices and payment processing and efficiently distribute your earnings.

Evictions

Should a tenant relationship ever take a turn for the worse, we'll jump into action. We handle all of the legal tasks associated with a property eviction and provide unbeatable support.

Prospective residents regularly call to schedule a showing when they are standing outside the property. Unfortunately, for many property managers, they can’t show the property on-demand. With Rently we can. Prescreened prospects are given a time sensitive code to view your property.

Why is this necessary? Every team, large or small has limited availability. Rently eliminates this age old bottleneck. Prospects can view the property on a Sunday, or even after hours.

Worried about unescorted showings? Don’t be. Rently has hosted over 1 million showings nationwide. For safety and collateral reasons we capture personal information and a credit card authorization from the prospect.

Buildium is the backbone of our company. We use a cloud-based program so our team can access key information about your property in the field or in the office.

But guess what? You can too. We upload all receipts, rental agreements and more to your owner portal.

FAQ

This is largely dependent on the market and season. Steelhead aims to price properties to rent in 3-weeks or less. But, as the owner you control the list price , if you are holding out for a price that is above market then you will be on the market longer and may not get it. Our leasing agents want to get the property rented just as much as you, and they will check-in every Monday with a traffic update.

Our leasing fee will cover everything that we have discussed on this page. Occasionally owners will ask that we post ads or promotional material on local college pages or community centers. We encourage owners to post our ads on these if they have access but for Steelhead employees to do so we would charge additional advertising costs.

If you are living in the property or it is otherwise occupied then we will not require use of Rently. If your property is vacant we will require use of Rently as a requirement. If your home is renting for $2000/mo and that increased exposure rents your property a week quicker then you just saved $500

We have a legal obligation to work in our clients best financial interest, and statistics show that Rently is in your best interest

We strive to market your home to stand out and allow the best residents to apply. We offer unique marketing tools to allow the best residents to find your home.

When leasing a property more access means more leads. Rently boxes allow potential residents to view the property after 5PM 7 days a week. Most management companies are during this timeframe, but that is when a lot of renters are able to schedule showings. Rently is a self showing tool that is secure and loved by landlords and residents.

Steelhead Property Management has invested in high quality bold marketing signs to professionally market your property. Our signs have a QR and text message code that prospects can use 24/7 to find out everything they need to know about your property.

With the high volume of rentals in the Salem Market it can be hard to set yourself apart from the competition. Steelhead includes walkthrough video tours of all of our properties, this allows renters abroad and out of state to gain confidence in your property while trying to make their decision.

Two things drive interest in your property, price and photos. More exposure means shorter vacancy and money saved. Steelhead uses professional camera equipment including 360 degree cameras and drones to truly capture the home. You won’t see cut off rooms or distorted photos. We believe professional management means professional photography.
