MOVING OUT

  1. Sign a Residents 30 Day Notice to Vacate if your tenancy has been ended. Confirm move out date
  2. Steelhead will email helpful tips and reminders as your move-out date approaches
  3. Thoroughly read Steelhead’s Move-Out Instructions
  4. Set aside enough time to clean and return the property – It generally takes about 5 hours to clean a unit. Don’t underestimate
  5. Schedule any vendors to help such as Cleaners or Carpet Cleaners
  6. Schedule the removal of any bulk items such as furniture
  7. Complete Change of Address with USPS- make sure your recent orders have correct address
  8. Provide forward address to Steelhead 
  9. Make arrangements to return keys to the office

END OF LEASE/30 DAY NOTICE

If property can’t be re-rented for the same rate, the difference in the rate is owed for the remaining term. For example, if you have 6 months on your lease left and the property is rented for $50/mo less you owe an extra $300 ($50×6)

If you are looking to move-out sooner, also known as breaking your lease, it’s important to know the costs associated with terminating your lease agreement early. Costs associated with breaking your lease include, but are not limited to:

ANIMAL POLICY

Because our properties are independently owned it is important to find out if your desired property is animal friendly or not. If you have a service or companion animal please contact Steelhead Property Management to discuss your request

  1. Permission must be obtained from the owner. When submitting your request please provide general information such as age, weight, breed,  gender of the animal and if sprayed or neutered
  2. If permitted and approved, an increased deposit of $400 per pet plus an increased rent amount of $25-75/mo will be required
  3. All animals must be screened via PetScreening.com
  4. IMPORTANT: Some owners are severely allergic to dogs and/ or cats. In some instances, deathly allergic. Do not bring an animal into the home without permission. Animals are prohibited on the premises (even for guests) unless otherwise approved in writing.

ADDING A RESIDENT

No one may occupy the property that has not been properly screened, approved and added to the rental agreement. Allowing someone to move in without managers permission is violating the rental agreement. Please contact your property manager if you wish to add or remove someone from the lease.

  1. Identify a candidate
  2. Have candidate review the terms of the lease and addendum
  3. Have candidate apply online
  4. Review and sign “Add Resident Addendum”
  5. Move the new Resident in!

REMOVING A RESIDENT
  • Removing a resident from a lease without locating a suitable replacement generally increases the risk for the property owner by reducing the overall earned income for the tenancy
  • For this reason we have specific rules about removing someone from the lease.
  • If you would like someone removed from the lease you may do so under the following conditions:

The remaining residents must be able to qualify financially for the property. This is verified through updated paystubs sent to the Property Manager

The remaining residents must locate a new resident who must be screened together they must qualify financially before the departing resident will be released from the lease. 

The remaining residents can obtain a co-signer. A co-signer must have gross income to 6 times the stated rent.

If your plan is to remove one resident and add another in their place, it is important that the remaining residents and new resident realize that they are inheriting liability from the departing resident. This means if damage was caused by the former resident, only the people on the lease when it ends will be held accountable for charges. For this reason, we recommend you thoroughly document and if necessary charge departing resident for any items that could considered “beyond normal wear and tear”

FREQUENTLY ASKED QUESTIONS

Steelhead aims to return your security deposit accounting as soon as possible. In Oregon, the requirements is 31 days. The better you leave the property, the faster this process will be.

Our job is to ensure both parties follow the lease. If the property is not left in the same condition it was provided in minus normal wear and tear, there will be charges. Avoid unnecessary charges by thoroughly following and reading our move-out instructions. If you have questions, ask early on in the process.

An Application fee of $50 is required per applicant. Every occupant over the age of 18 and any co-signers/guarantors must fill out their own separate application. You will have space on the application to name those you are applying with.

Persons under the age of 18 must still be listed on your application as an “occupant” but they do not have to make application or sign the lease. They do have to be named as occupants of the home.

Some Homeowner and Condominium Associations may require a separate application. If such is the case, you must also apply separately to such association and approval by the homeowners or condo association is a necessary prerequisite to leasing the property to you and being able to allow move-in.

Steelhead Property Management will schedule the move-out walk-though within 2 business dates of you vacating. You are not required to be present. The person conducting the walk-through will not be able to comment on your deposit, any charges  or the move out condition. This is because they may not be familiar with the original condition.
